Why some agents don’t have their direct numbers on their MLS listings
In my book, Real Estate Secrets (available in Amazon), I talked about those listing agents that are extremely hard to reach when they have a property for sale, and they don’t even have their cell phone numbers in their MLS listings; therefore, they are not doing what their sellers hired them to do, that is to do everything in their power to sell their house fast and for more money.
I have been asking some of these agents why they don’t have their direct numbers in their MLS listings, and their answer is that they do not want to be bothered by the many people who call them to find out about their listed properties. My question is : Why are they real estate agents then?
In some cases when you call their office and the office send them a page, they return the call right away. However, in some other cases they never call you back and a few of them when they know that it is another realtor and not a client, they don’t bother replying to the calls ( because there is no hope for a double ending) or they simply don’t call back because they are busy doing something else; like working in their full time job other than real estate.
Most of the time their own clients don’t know that their agent doesn’t even have a direct number on the listing or on their ‘For Sale’ sign, so interested buyers or realtors will have a very hard time reaching them.
Most of those real estate teams or “popular guys” focus only on getting the listing and, as you are just a number for them, they don’t care if your house sells for more money or less, they just want to sell it.
Same situation with part-time agents who just started in the business and have little-to-no experience and do not add their direct number to the MLS listing because they are working at a different job where they cannot answer their cell phone.
Many times I have tried reaching a listing agent to present an offer or ask a question that my buyers have and there is no way to contact them; when you leave a message at their office, they don’t call you back promptly enough ( sometimes one days later) and my buyers have already decided on a different house.
Fortunately, there are more properties coming on the market these days, so buyers have more choices and unfortunately these kinds of agent risk losing their clients money.
And I am sorry to break it to you, but 90% of agents do not have adequate experience (close less than 10 transactions a year), and the most popular agents are so busy that they don’t treat your family as a family but just as a number or another transaction. Truth is, you don’t find personalized service very easily in the real estate industry.
Before hiring a real estate agent, try their number to see how fast they answer or get back to you. Please call him or her from a different number to have a potential buyer experience. Ask them if their cell number will be in the MLS listing for your house and if it is not, ASK WHY… and do not believe BS, if an answer smells bad… it is bad.
