Are closing costs covered under the IRP/BGRS relocation program?
Most closing costs ARE covered. BGRS divides your benefits into two accounts:
Core Account (100% covered): Legal fees, title search, home inspection, title insurance, and lock rekeying.
Custom Account (subject to your assigned budget): Appraisal fee, CMHC insurance premium, bridge financing costs, and a second inspection if needed.
NOT covered: Ontario Land Transfer Tax (your biggest out-of-pocket cost — though first-time buyers may qualify for up to $4,000 rebate), home insurance, and property tax adjustments.
