Real Estate Market April 2025

Here is what April 2026 is telling us.

The April 2026 numbers confirm what many were already feeling on the ground: more buyers are active, and fewer properties are available. That shift matters if you've been sitting on the sidelines waiting for the right moment.

According to the Toronto Regional Real Estate Board (TRREB), there were 5,946 home sales in April — up 7% compared to April 2025. At the same time, new listings dropped 9.3%, with only 17,097 properties entering the MLS system.

The average selling price came in at $1,051,969, down 4.9% from April 2025. The MLS Home Price Index (HPI) Composite benchmark was down 6.6% year-over-year. Prices are still below where they were a year ago, but month-over-month the market is beginning to stabilize.

By property type across the GTA: detached homes averaged $1,372,688, townhouses $839,509, and condo apartments $635,653.

For buyers looking outside the core, South Simcoe County — which includes Barrie — recorded a 7.20% benchmark decline year-over-year. That makes this area one of the most accessible entry points in the broader TRREB region, and still a strong option for families relocating from Toronto or the GTA.

What does this mean practically? Prices remain historically favorable, but inventory is shrinking. When those two factors converge, negotiating power shifts toward sellers. The window is narrowing, not widening.
